If you look at the map, you can see that Ulcinj is the southernmost city of Montenegro, directly bordering Albania, therefore it is not surprising that among 10,000 inhabitants over 60% are Albanians, most of whom speak the Serbian language, which is spoken by all Montenegro

Ulcinj: Affordable Housing in a Historic City
Ulcinj is a resort with an old fortress, which in its beauty completely blocks a similar building in Budva, which was crowded during the high season, the entrance to which was paid this summer. Ulcinj fortress is perhaps the only thing in the city located on a hill, and it looks very picturesque, like the views themselves that open from its walls.
Inside the fortress there is a considerable housing stock, among which you can find inexpensive options, which at other resorts with fortresses will cost a tidy sum. Therefore, local prices for both leisure and purchase of housing, today are one of the most affordable in the entire coastal Montenegro. And thanks to the fact that the city is actively developing, the funds invested in the purchase of local housing can justify themselves very soon. The average cost of apartments in Ulcinj is 800 euros per square meter, a private house will cost 600 euros per square meter, and buying a house during the construction phase is 300 euros per square meter

In 2019, the state organization Morsko Dobro invested more than 1.2 million euros in the arrangement of the coastal zone in Ulcinj. Work is also ongoing to deepen the bed of the adjoining island of Ada Boyana, since last year it ceased to connect to the Adriatic Sea several times, periodically turning to the peninsula.

The largest beach in Montenegro
Urban plans include the construction of roads and pedestrian promenades, as well as the creation of additional beaches. It is in Ulcinj that the widest sandy coastline is located, which, however, is periodically exposed to quite strong winds. In 2019, all 16 recreation areas on the Ulcinj Riviera received the highest rating from the Institute of Marine Biology of Montenegro.

The city is also famous for the largest sandy beach in Montenegro, “Velika Plazha”, it is spread along the coast at a distance of 17 km in Montenegro and another 20 km already in Albania. Its width varies from 100 to 500 meters, covered with gray sand of volcanic origin, which many call black. Velika Plazha has a gentle entry into the water, which attracts many families with children to Ulcinj, as well as water sports enthusiasts, thanks to which the largest European kitesurfing competitions are held annually in the city. The remote part of the beach also attracts lovers of nudist relaxation, which is included in the top 10 beaches of Europe of this kind.

Historical aspects
Ulcinj was once part of Byzantium, then, when the Serbian dynasty of Nemanichi began to rule it, the city entered the era of its prosperity and became one of the most significant cities on the Adriatic coast. In the 15th century, the city was captured by the Venetian Republic, in the 16th century, the Ottoman Empire captured Ulcinj and only in 1880, thanks to the victory of the Russian Empire in the Russian-Turkish war, the city became part of Montenegro, which, in turn, was able to declare its independence. Thanks to the three-century dominion of the Turks in these parts, the city today is largely inhabited by “Europeanized” Muslims, therefore, minarets of mosques can be seen in different parts of the city today.
